Renting out a home: house, apartment, studio or room
On Roostly you place your rental listing yourself. You fill in the details renters look for — rent, floor area, bedrooms, furnishing and availability — and add your photos.
Your home then appears among the listings renters filter through every day. Renting out for the first time? First look at what comparable homes in your area ask.
Renting out a house
For a whole house, mention the living area, number of bedrooms, garden or outdoor space and whether parking is included.
Renting out an apartment
For an apartment, the floor, a lift, balcony or storage and any management fees are often decisive for renters.
Renting out a studio
For a studio, floor area, private kitchen and bathroom and whether it's furnished are the details people search on.
Renting out a room
If you rent out a room, describe which spaces are shared, how many housemates there are and whether bills are included.
What to consider before you rent out
- Period and availability — state from which date the home is available and the minimum lease. Renters filter on this.
- Clear rent and costs — list the monthly rent separately from bills or utilities, so there are no surprises later.
- Accurate property information — Eircode, BER rating, floor area and number of bedrooms are most accurate when taken from your own documents rather than estimated.
- Rules in your situation — residential tenancies in Ireland must be registered with the RTB, and rent pressure zones, your mortgage conditions or a management company may apply. This is not legal advice; check rtb.ie and your own documents before renting out.
- Equal treatment of renters — assess enquiries on factual points such as budget and move-in date, never on the protected grounds of the Equal Status Acts, including HAP.

Residential tenancies in Ireland generally have to be registered with the Residential Tenancies Board. We cannot assess your situation for you: check rtb.ie and your own documents before renting out.
What do renters see about my response time?
Your average response time to messages is shown with your property, calculated from your earlier conversations. No badge or priority is attached to it.
Can estate agents place multiple listings?
Yes. Choose 'Estate agent' when placing a listing and you get a dashboard to manage all your ads.
What if my property is no longer available?
