Terms of service
Last updated: 7 July 2026
Note to the operator: replace [TODO] placeholders (legal entity, address, contact email) with your real details.
1. Who we are
Roostly is operated by [TODO: Legal entity name], registered in Ireland at [TODO: Registered address] ("Roostly", "we"). Contact: [TODO: support@roostly.ie].
2. What Roostly is (and isn't)
Roostly is a listings platform: we help renters find homes and help landlords advertise them. We are not a party to any rental agreement. We do not own, manage, or represent any listed property.
3. Your account
- You must be 18+ to create an account.
- Provide accurate information; keep your login credentials secure.
- You are responsible for activity under your account.
4. Rules for renters
- Send genuine enquiries only. No spam, harassment or discrimination.
- Do not misrepresent your identity or income.
- Report suspicious listings using the "Report listing" button.
5. Rules for landlords and agents
- You must have the legal right to let the property.
- Listings must be accurate: price, address, BER, floor area, availability.
- Comply with Irish law: Residential Tenancies Act, Equal Status Acts, Building Regulations (BER), and RTB registration where applicable.
- No discrimination on the nine protected grounds (gender, civil status, family status, sexual orientation, religion, age, disability, race, membership of the Traveller community).
- Respond to enquiries within a reasonable time (we surface 48h response as a benchmark).
6. Content licence
You keep ownership of the photos and text you upload. You grant Roostly a non-exclusive worldwide licence to host, display, and cache your content so we can operate the service.
7. Payments and plans
Basic listings are free. Featured and Top plans are paid; pricing is displayed at checkout. Payments will be processed by a certified payment provider once enabled; we do not store card data.
8. Removal and enforcement
We may pause, remove, or refuse content that breaks these terms or Irish law. We may suspend accounts we reasonably believe are engaged in fraud, harassment, or abuse. Serious breaches can lead to permanent termination.
9. Disclaimer and liability
Roostly is provided "as is". We do our best to verify listings but cannot guarantee that any listing is accurate, available, or safe. To the fullest extent permitted by Irish law, Roostly is not liable for indirect or consequential loss, or for third-party actions.
10. Governing law
These terms are governed by the laws of Ireland. Disputes are subject to the exclusive jurisdiction of the Irish courts.
11. Changes
We may update these terms. Continued use after changes means you accept them. We will notify material changes.
